Princeton University unveiled its plan for housing on the Merwick and Stanworth sites to the Princeton Planning Board on January 19.
The plan calls for 300 units of apartments and townhouses on the 26-acre tract and features a 20 percent set aside for low- and moderate-income affordable housing units.
The parcel is located on Route 206 and Bayard Lane, with the Merwick site taking up about 9 acres, and the Stanworth portion some 17 acres.
The property is the former location of the Merwick Care Center — now located across from the new University Medical Center Hospital on Route 1 at Plainsboro Road, and the Stanworth Apartments, which housed university faculty and staff.
The Georgetown Co. of New York City is developing Merwick and Stanworth on behalf of the university, working with design architect Torti Gallas and Partners of Maryland.
The project team also includes: landscape architect Arnold Associates of Princeton; arborist Woodwinds Associates of Princeton; civil engineer Van Note-Harvey Associates of Princeton; and sustainability consultant MaGrann Associates of Mount Laurel.
The concept review was the planning board’s first opportunity to look at the plan. The project still needs to go through a formal approval process.
According to University officials, once the project is approved, construction is expected to begin first at Merwick with 128 units including two-story townhomes, two-story multifamily stacked flat homes, and three-story apartment buildings. The new Merwick complex is scheduled to open in fall 2014.
Work at Stanworth is expected to follow sometime in 2014 with the construction of 198 units in two-story townhomes and two-story multifamily stacked flat homes. The current 154 units at Stanworth will be torn down and the new structures will be built on the footprints of the old apartments in order to preserve as many trees as possible.
