Commercial real estate advisory firm Avison Young has announced a full-building, 84,000-square-foot industrial lease with Prograde Aluminum Systems Corporation at 34 Stouts Road, South Brunswick. Avison Young negotiated the lease on behalf of the landlord, SNS Real Estate Investment Group.
Avison Young principals Matthew Turse and Tim Cadigan and vice presidents John Gianis and Steve Gianis represented the ownership. Glenn Jaffe of Keller Williams represented the tenant.
Prograde Aluminum Systems is an aluminum systems supplier and manufacturer of quality aluminum windows and doors, and composite panels for residential and commercial applications.
In April 2025, The Avison Young team represented the seller of the then-vacant property when SNS acquired it. After acquisition, SNS embarked on a complete interior demolition to create open floor space, added new HVAC systems, upgraded LED lighting, installed new dock packages, added slab grinding with epoxy coating and painted the roof deck and walls.
Situated on seven acres, the property features approximately 7,400 square feet of office space, a secured and gated yard, 20’ clear height, 11 loading docks and one drive-in dock. It is less than one mile from Route 1, and is 32 miles from Newark Airport, 38 miles from Port Jersey, and 46 miles from New York City.
“This assignment is particularly meaningful because it allowed us to guide SNS through the full cycle of the asset ensuring the property could return to the community as a modern, productive industrial facility,” said Turse.
