John Wunder, sales manager.609-844-1141;fax, 609-844-1147.Northeast Locators, a Virginia-based company that sells resortpackagesat discount prices, has opened a sales office at 3131 Princeton Pike.The company contracts a telemarketing agency to recruit potentialclients to visit this office, where 10 representatives are availablefor hour-long informative sessions on the company’s “uniqueconceptin travel:” travelers can purchase vacation time on resortpropertyat discount prices, provided they agree to buy vacation time inblocks.The normal commitment is 8 to 10 vacations averaging eight days each.John Wunder, sales manager of the Lawrenceville office, claims thatthe company rents vacation property at about a quarter of the retailprice. “The tourist rate at a club might be $200 a night; ourpeople pay around $60 a night.” Although vacations are economy,Wunder adds that is the upscale market that drove the company to openits office here.Northeast Locators holds long-term leases for villas and suites inover 5,000 resorts, condominiums and hotels worldwide. The small,privately-held business, with roughly 25 employees, originated innorthern Virginia roughly eight years ago. Cohen,meanwhile, has moved Howco Management Company from a home-based officeto Gordon Avenue in Lawrenceville.Six people — Boyer, Cohen, and four Howco employees — willbe managing more than 50 properties. “Our merger will help givethe clients more services,” says Cohen. “We are having rapidgrowth as a property management firm, and we will be one of thelargestproperty management firms in the area for commercial, industrial,and residential properties.”Boyer expects to phase out of the business over a two-year period.”Although it’s a merger, the intended result is for a completetransfer to Howard, which will be a gradual one,” says Boyer.”During the two-year period I will remain active and will keepthe Witherspoon Street office open, but most of the administrationwill be handled from the Lawrenceville office.”Boyer was a physics major at LaSalle, Class of 1956, and worked atRCA, Schlumberger, and Burroughs before opening his real estateagency.”Tom is a long-time player on the Princeton scene,” saysCohen,”and he takes great pride with what he does.” Cohen studiedbusiness administration at University of Hartford, Class of 1984,and his wife, Janet, also works in the business. They have threechildrenand live in Yardley.Though national franchises have gobbled up many single-owner realestate agencies, the property management side of the business remainsin the domain of the small broker. “Unlike in real estate sales,a lot of property management is relationships and getting the physicalwork and bookkeeping done,” says Cohen. “Local managers canusually get work done faster and less expensively.”Says Cohen: “When we use contractors we look for what I calldiamondsin the rough — people who give excellent service but are mom andpop operations.
