South Brunswick Industrial Property Sold

Global commercial real estate advisor Avison Young has arranged the sale of an industrial property at 34 Stouts Lane in South Brunswick on behalf of the seller, NCH Corporation, to SNS Real Estate Investment Group.

The sale of the vacant, 84,000-square-foot property continues the consolidation of NCH Corporation, and the new owners will partner with Avison Young to seek new tenants.

NCH Corporation was represented by Tim Cadigan, Matthew Turse, John Gianis, all based in Avison Young’s New Jersey office in association with Mike McElwee of Hughes Marino. The buyer, SNS Real Estate Investment Group, was represented by Avison Young’s Steve Gianis.

“Our goal with this property is to partner with SNS Real Estate Investment Group to build a value lease option for tenants in Central New Jersey, which aligns with their vision and strategy for the area market,” said Cadigan. “This is a great opportunity for a new tenant to occupy a functional asset with stable ownership and competitive market rates.”

SNS Real Estate Investment Group is planning improvements to the building that are expected to be complete by this summer. Anticipated renovations include interior demolition to create open floor space, new HVAC systems, upgraded LED lighting, new dock packages, slab grinding with epoxy coating, and painting of the roof deck and walls.

CMA Relocates to East Windsor

Marketing, association management, and event planning company CMA is relocating its headquarters from Clarksville Road in West Windsor to Millstone Road in East Windsor.

The move is effective May 1. In an announcement, the firm stated that the relocation “marks another bold step in our journey as a marketing, association management and event planning company that’s been building brands and accelerating results for more than 37 years. Our recent rebrand reflected the energy, expertise, and entrepreneurial spirit that defines CMA — and now our new location supports our ability to collaborate more effectively, optimize workflows, and continue delivering the high level of service and creativity our clients expect from us.”

New in Town

National law firm Baker Donelson, a significant presence in the Southeastern U.S., is growing its reach in the Northeast with the opening of two New Jersey offices, including one at Office One, on Route 1 South just south of Ridge Road in Monmouth Junction, and in Iselin.

The firm’s space at Office One is a temporary location as it seeks out a permanent Princeton headquarters.

The New Jersey-based teams will cover health care transactional law, litigation, and real estate. The 26 attorneys in the new New Jersey offices are coming from the New York-based health law firm of Epstein Becker Green.

MIAX Renews Roszel Road Lease

Miami International Holdings subsidiary MIAX has renewed its lease at 7 Roszel Road in West Windsor, where it has been a tenant since the company was founded in 2007. The renewal was announced by commercial real estate firm JLL on April 25.

Terms of the transaction were not disclosed. JLL is the exclusive agent for 7 Roszel Road. MIAX was represented by Bill King of King Realty.

Signature Acquisitions owns the 184,000-square-foot Class-A office property, which is also occupied by Merrill Lynch. Together with 9 Roszel Road, leased fully by Bristol-Myers Squibb, the two buildings form a 24-acre campus that includes shared amenities such as a fitness center, outdoor seating, and a cafeteria.

The Roszel Road space serves as the headquarters for MIAX, a developer of electronic trading platforms, which operates its national operations center and technology development from the site.

MIAX has additional office locations in Miami, Florida, and Chicago, Illinois.
