Real Estate Notes

The National Association of Realtors (NAR) has tallied the

numbers for 2006, and determined that house prices dropped

2.7 percent overall, but fell much further in a number of

states. In Florida, house prices were down a whopping 30

percent, but Nevada’s house prices fell even more – 36

percent. Forty of the 50 states saw housing prices

decline.

The price decline accelerated as the year went on. From

October through December, there was a 10.1 percent decline

nationwide compared with the same period in 2005.

There were gainers in the fourth quarter, however. Two of

the three biggest were in New Jersey. Atlantic City

claimed the top spot, with prices up 25.9 percent, caused

in large part by speculators eager to buy up houses in the

path of proposed casino and luxury condo projects. Right

up there, third overall among all of the Metropolitan

Statistical Areas in the country was Trenton-Ewing, the

official designation for Mercer County, a county where it

is a safe bet to say that most home buyers were purchasing

shelter rather than speculating.

Yes, Mercer County bucked the decline in house prices big

time. With prices down by double digits in dozens of other

areas, it racked up an 18.9 percent increase in house

prices over the same period last year. The median price of

a house in the county increased to $289,000, more than

$80,000 above the median for the country.
