The Ewing real estate market market continues to heat up with Herring Properties offering some 166,000 square feet of build-to-suit space in the Hopewell South Corporate Center.

The project, located at the intersection of Route 95 and Scotch Road, has approvals for buildings of 96,000 square feet and 70,060 square feet. It is located across the highway from Capital Health Medical Center and adjacent to the Element and Marriott Courtyard hotels.

Jerry Fennelly, president of NAI Fennelly, which is marketing the property, says Herring needs a minimum lease of about 30,000 square feet in order to build. The rental rate depends on whether the tenant is commercial or medical.

“The property fronts on I-95 so it’s a high-identity, high-visibility location for a corporate or medical headquarters,” Fennelly says. “It’s also got great access off Scotch Road, which has between 60,000 and 70,000 cars a day, so there’s an opportunity for great built-in advertising to all of those drivers.”

Fennelly also commented on the commercial market in Ewing, which recently saw the addition of Church & Dwight, which celebrated the opening of its new 250,000-square-foot world headquarters on Charles Ewing Boulevard on May 2.

“It’s really exciting to have this project (Hopewell South) with a market that is actually showing up,” says Fennelly. “We’ve had some great expansion from local companies and we think we’ll also see expansion from Pennsylvania and other parts of the region there too.”

Hopewell South is an especially ripe location for commercial and medical activity. “Part of it is due to the influence of Capital Health being there, but its also a great corporate headquarters location,” Fennelly says.

“If you look at Route 1, about 65 percent of the traffic headed there comes from Pennsylvania,” Fennelly says. “This is even closer. Being the second exit off I-95 coming from Pennsylvania, it’s really convenient. There’s also a large population that comes from beach towns, and you have the connection between I-195 and I-95.”

“It’s a great location with a great amenity package,” he says. “Identity is significant to some companies. They want to put a flag on the highway and have the visibility. This project allows them to do that.”
